NEGOTIATING THE OFFERS
Receiving an offer - or multiple offers - is a thrill but is just the opening line to an important conversation. I’ll review each offer carefully to confirm the buyer is pre-approved with a lender, if applicable, and that terms align with your goals. If an offer comes in low, we can counter-offer and/or come to an agreement based on repairs, move-in date, covering closing costs etc.
Once the terms are acceptable, we'll fine-tune to ensure the contract is complete and accurate, including the details of down payment, contingencies, deposits, and settlement details. When both sides agree, we’re officially under agreement!

THE JOURNEY BEFORE CLOSING
You’ve accepted an offer! You’re now in the home stretch of your selling journey. Before you close, we’ll create a list of what needs to be done and by whom, which may include inspections, surveys, appraisal, delivery of HOA/Condo documents, or make repairs. I’ll take the lead in staying organized and making sure each item is completed on time. This is also the window, if you haven't already, to plan your move, cancel services, and dig-up any appliance information for the buyers. A few days before closing, your buyer will have a final walk-through, and I’ll touch base with the closing company to be sure everything is ready to go.
